Athena Global LLC is a real-estate investment company and a direct cash buyer of residential property.
We are not licensed real-estate agents or brokers. We do not provide brokerage services, we do not list properties for sale, we do not represent you in a transaction, and we owe you no fiduciary duty. We buy property for our own account and for profit.
2. Nothing here is advice
Content on this site is general information only. It is not legal, tax, accounting, financial or real-estate advice, and it does not account for your circumstances. Selling a home has significant legal and tax consequences. You should consult your own attorney, tax professional and financial advisor before entering any agreement.
3. Offers are non-binding until signed
Any figure we present — verbally, by text, by email, or on this website — is a non-binding expression of interest. It is not a contract or a firm commitment to purchase. No obligation arises for either party until a written purchase agreement is executed by both. Offers may be revised or withdrawn at any time before that, including after inspection or title review reveals conditions we were not aware of.
4. Assignment of contracts
In some transactions Athena Global acquires the property directly. In others, we may assign our rights under a signed property purchase agreement to another buyer. This applies only to the real-estate purchase contract itself. We do not sell, broker or trade consumer contact information or leads of any kind. Where we intend to assign, this is disclosed to you in writing before you sign any agreement, and the price and terms of your sale are unaffected.
5. No guarantee of outcome
We do not guarantee that we will make an offer on any property, that any offer will meet your expectations, or that any transaction will close. Closing timelines are estimates dependent on title condition, liens, probate status, occupancy and third-party cooperation.
6. Your responsibilities
- Provide accurate information about the property and your authority to sell it
- Confirm you are the legal owner or are authorized to act on the owner's behalf
- Disclose known material defects, liens, tenancies, and legal encumbrances
- Use this site lawfully, and not to provide another person's information without their permission
7. Communications
By providing your phone number through our website chat you consent to be contacted by call, text and email as described in our Privacy Policy. Consent is not a condition of any purchase. Reply STOP to opt out of text messages at any time. Calls may be recorded for quality and training where permitted; where California's two-party consent law applies, you will be notified at the start of the call and may decline recording.
8. Intellectual property
All content on this site — text, design, graphics and marks — is owned by Athena Global LLC or its licensors and may not be reproduced without written permission.
9. Third-party links and services
This site may link to or embed third-party services. We are not responsible for their content, availability or privacy practices.
10. Disclaimer and limitation of liability
This site is provided "as is" without warranties of any kind, express or implied, to the fullest extent permitted by law. To the maximum extent permitted by law, Athena Global LLC is not liable for indirect, incidental, consequential or punitive damages arising from your use of this site or reliance on its content.
11. Governing law
These Terms are governed by the laws of the State of California, without regard to conflict-of-laws principles. Any dispute shall be brought in the state or federal courts located in Orange County, California.
